What does PITI stand for?

Principal, Interest, Taxes, and Insurance. The four components that typically make up a mortgage lender's estimate of your full monthly housing payment.

When does PMI apply?

Private Mortgage Insurance is typically required when the down payment is below 20% of the home price. This calculator adds it automatically in that case, using the PMI rate you enter.

Does this show a full amortization schedule?

No. This gives you the monthly payment and lifetime totals. For a full month-by-month schedule, use the Loan Amortization Schedule tool (the math is the same, just for any loan type).
